Afew weeks ago, Southbay magazine invited me to sit down for a profile in their Real Estate section. The South Bay Market, In Plain Terms

In the interview, I described the current South Bay market as competitive, resilient and location-driven. That's the short version. The longer version is more useful if you're trying to plan a move.

Demand for well-located homes has stayed steady, even as interest rates have shifted. The lifestyle, the schools, and the proximity to the coast continue to drive interest into the Palos Verdes Peninsula, Redondo Beach, and Torrance. But "steady demand" doesn't mean every home moves the same way. Pricing, presentation, and timing matter more than they did a few years ago, and buyers are slower to forgive a property that feels mispriced or poorly prepared.

The tradeoff is worth naming honestly: well-prepared, well-priced homes in desirable pockets still move quickly. Homes that test the market with an aspirational number tend to sit, and sitting is expensive — in carrying costs, in negotiating leverage, and in eventual sale price. None of that is unique to one neighborhood, but how it plays out street by street varies, which is where local read matters.

Why Local Read Matters More Than Headlines

National real estate coverage is useful for context, but it rarely answers the question a South Bay buyer or seller is actually asking. Headlines about national inventory don't tell you what's happening on a specific street in Hollywood Riviera, or how a price-per-square-foot comparison between two Palos Verdes neighborhoods should be weighted. That's the work — translating broad conditions into specific guidance for a specific property.

Two things shape how I approach that work, and both came up in the Southbay conversation:

An Investor's Perspective

My husband Jeff and I have invested in single-family homes, multifamily properties, and triple-net investments over the years. That gives me a working understanding of how real estate performs as an asset — not just a place to live — which can be useful whether a client is buying a primary residence, evaluating a long-hold property, or weighing a sale against other options.

A Construction Lens

Jeff is a contractor, which means I tend to look at homes through a slightly different filter. What looks like a cosmetic issue sometimes isn't, and what looks alarming sometimes is genuinely cosmetic. That perspective doesn't replace a professional inspection — nothing does — but it helps clients ask better questions earlier in the process.

What "Standing Out Beyond Price" Actually Looks Like

One of the questions in the profile was how clients can compete in this market beyond just price. It's a fair question, because in a competitive offer situation, price isn't always the deciding factor — but it's the easiest thing to focus on.

On the buyer side, the answer usually comes down to clean terms and a credible presentation. Thoughtful timelines, fewer contingencies where the buyer is genuinely comfortable removing them, a strong lender, and an offer package that signals seriousness all matter. None of this is magic. It's preparation.

On the seller side, the work happens before the listing goes live. Marketing, staging, and positioning determine which buyers walk through the door and what they're willing to pay. A property that's been thoughtfully prepared and priced to current conditions tends to attract better offers than one that relies on price reductions to find its level.

On Longevity In This Business

The question I keep thinking about from the interview was the one about why some agents last and others don't. My honest answer was consistency and relationships. The agents who stay in this business over the long run tend to be the ones who built it on referrals — which means they had to earn the trust to get those referrals in the first place.

That framing shapes how I work. I'd rather have a client call me five years after a transaction with a question than close a deal that doesn't serve them. The South Bay is small enough that reputation compounds, and I'd like mine to compound in the right direction.
